Donghai Investment Tower in Quanzhou,China

Project Start Date: From March 24th, 2021
Project Location: East side of Fudong Road, the main urban thoroughfare, Fengze District, Quanzhou City, Fujian Province, China.
Areas Utilizing BIM: Donghai Investment Tower and Binhai Primary School
Magnitude of the Project:
Total Site Area: 27,406.84 m² (approx. 295004.77 sq ft)
Total Gross Floor Area: 89,299.34 m² (approx. 961210.1 sq ft)
Applications of BIM: The Bimodeling team leveraged BIM technology to integrate multiphase and multi-source data models. By using the BIM platform, Bimodeling can centralize data management to further enhance information sharing and cross-disciplinary collaboration. Through innovative BIM-assisted applications, the team provided visual and accurate guidance and simulation throughout the construction process, helping to improve efficiency, reduce risks, and optimize project management-bringing intelligent momentum to the construction phase.

The tower zone foundation pit adopts SMW (Soil Mixing Wall) piles and a single layer of cable-strut beam support.

Steel H-beams on the west and south sides of the foundation pit are installed using a staggered "two-in-one-out" insertion pattern for enhanced stability.
3.Construction Phase
During the construction phase, regular inspections are conducted by comparing the BIM model with 720° reality capture to verify whether on-site work follows the drawings and to assess the model’s accuracy.

The on-site team uses mobile devices to view the model in real-time and compare it with actual conditions for construction verification.

4.Smart O&M Platform
Equipment information, maintenance records, and real-time operational status are integrated into the system to enable centralized management and scheduling of classroom devices. Remote operation and maintenance improves efficiency while reducing costs. The system also monitors real-time air quality, temperature, humidity, and equipment faults to ensure an optimal teaching environment at all times.
